These Terms & Conditions ("Terms") govern your use of the Heritage Home Buyers website and services, which are operated by Black Bull Financial, LLC d/b/a Heritage Home Buyers ("we," "us," or "our"). By using this website, you agree to these Terms.
1. Our Services
Heritage Home Buyers buys residential real estate throughout the United States for cash and in as-is condition. We also work with listing agents and with real estate cash buyers. We may assign our contract rights to purchase a property to another buyer. We are not a real estate brokerage and do not represent you in any transaction. You are encouraged to consult your own attorney or licensed real estate professional.
2. No Obligation; Offers
Submitting a form does not create a contract or obligate you or us to complete any transaction. Any offer is non-binding until both parties sign a written purchase agreement. Offers depend on inspection, title review, and the other terms of that agreement.
3. Website Use
You agree to use this website only for lawful purposes and to provide accurate information. All website content, including the logo and brand name, belongs to Black Bull Financial, LLC and may not be copied without permission.
4. SMS Terms & Conditions
Program description: If you opt in through our website form, Heritage Home Buyers will send text messages to the mobile number you provide. Customer care messages include property and offer updates, responses to your inquiries, and appointment reminders. If you separately opt in to marketing messages, you may also receive promotional messages, such as new property listings and offers.
Message frequency: Message frequency varies.

Opt out: Reply STOP at any time to stop receiving messages. You will receive one final confirmation message, and then no more messages unless you opt in again. Keywords such as STOPALL, UNSUBSCRIBE, CANCEL, END, and QUIT also work.

Consent: Consent to receive text messages is not a condition of any purchase or service.
Carriers: Supported carriers include, but are not limited to, AT&T, T-Mobile, Verizon, and other major U.S. carriers. Carriers are not liable for delayed or undelivered messages.
Eligibility: You must be the account holder of the mobile number, or have the account holder's permission, and be at least 18 years old.
Privacy: See our Privacy Policy. Mobile information and SMS opt-in consent will not be shared or sold to third parties or affiliates for marketing or promotional purposes.
